A single Gurgaon plot can be described in three different units at the same time: sq yard on the sale deed, kanal + marla in the jamabandi, and sq ft in the builder brochure. All three should match within rounding. Mismatches are a common source of post-registration disputes, especially for inherited land or plots bought before 2010.

The Haryana unit system in one line

When bigha size varies

"1 bigha" means different things in different states. Haryana pakka bigha = 27,225 sq ft. UP pakka bigha = 27,000 sq ft. Rajasthan pakka bigha = 27,225 sq ft. Punjab pakka bigha = 9,070 sq ft. Bihar bigha = 27,220 sq ft. If a seller quotes a bigha size in Gurgaon, always confirm whether they mean Haryana pakka bigha or a smaller variant. The 3x difference between Punjab bigha and Haryana bigha has triggered many litigation cases.

Carpet, built-up and super built-up

Area conversion is one axis; area definition is the other. The same apartment can be listed as "1,800 sq ft super built-up", "1,500 sq ft built-up" and "1,200 sq ft carpet".
