Section 2(k) of the Act defines carpet area as the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah area, and exclusive open terrace area, but including the area covered by the internal partition walls of the apartment. Three things matter in that sentence for a Gurgaon buyer. First, the thickness of the inner walls counts as carpet, so you are not being charged for painted plaster alone. Second, every balcony, service duct and external wall is out, which brings the number closer to what you can actually furnish. How to calculate RERA carpet area yourself
If you want to verify what the builder has declared, you can do a rough calculation using the approved floor plan the developer must share before registration. The formula is simple: add the floor area of every room inside the flat (length multiplied by breadth, measured to the inside face of the inner wall), then add the volume of the inner partition walls (wall length multiplied by wall thickness, usually 115 mm for a half-brick wall or 230 mm for a full-brick wall), and subtract any balcony, utility balcony, open terrace or external wall. The number you get should match the carpet area printed on page one of the Agreement for Sale, in the RERA registration certificate on the HRERA Gurugram portal, and in the brochure. If there is a mismatch of more than 3 percent at the time of possession, Section 14 of the Act gives you a right to a refund with interest for the shortfall, or in some cases to terminate the agreement. How to verify RERA carpet area in Haryana before you pay
For any new project in Gurgaon you can and should verify the declared carpet area yourself.
