Why the "20% down payment" rule is misleading

Everyone talks about putting 20% down. But in Gurgaon on a Rs 2 crore property at 80% LTV, that is only Rs 40 lakh of down payment. The actual day-one cash is closer to Rs 55-60 lakh once you add stamp duty, registration, broker fee and legal costs. Many first-time buyers mis-plan this and show up short at registration day.

Haryana stamp duty, broken down

Haryana charges 7% stamp duty for male buyers in urban areas, 5% for female, 6% for joint male+female. In rural areas those drop to 5/3/4%.
