Driving time to IGI Airport Terminal 3 is approximately 30 to 40 minutes depending on time of day via the Dwarka Expressway spur. To Cyber City, the practical drive is 20 to 25 minutes off-peak via NH-48.

The Southern Peripheral Road (SPR) runs south of the sector and provides a traffic-light-free link to Golf Course Extension Road and Sohna Road. This is useful for buyers who work in the Sector 48-56 commercial belt or in SP Infocity. The Kundli-Manesar-Palwal (KMP) Expressway interchange at Manesar is about 12 km away for buyers who travel to Faridabad or Sonipat.

Public transport is the weakest link. The nearest operational metro is the Yellow Line terminus at Huda City Centre, roughly 18 km away. The Haryana Mass Rapid Transit Corporation extension to the Old Gurgaon-Cyber City loop is proposed but not under construction in Sector 82 yet. Most residents rely on cab aggregators and office shuttles. Factor this into your rental yield assumptions if you are an investor.

Projects and Developers to Know

Vatika India Next is the dominant brand in Sector 82. Within this township, buyers typically evaluate Vatika Lifestyle Homes, Vatika Gurgaon 21, Vatika Seven Elements and the independent floors on the township plotted layout. The township also hosts Vatika Town Square 1 and 2 as commercial anchors, which means walk-to-coffee convenience that most New Gurgaon sectors do not offer. Specific tower pricing varies by phase and release; verify current price with the RERA Haryana listing or the Vatika sales office before any token.

Outside the Vatika footprint, buyers look at Mapsko Casa Bella, BPTP Astaire Gardens (which technically straddles 70A but is often shown alongside 82), and newer launches in Sector 82A such as Signature Global and ROF premium offerings. On the plotted side, there are DDJAY (Deen Dayal Jan Awas Yojana) layouts in the broader zone that offer independent floors at lower ticket sizes but with trade-offs on power back-up and security.

The International Baccalaureate and Cambridge options are concentrated towards Sector 49 and Sohna Road, which is a 20 to 25 minute drive.

Healthcare is anchored by the Medeor Hospital in Sector 56 and the Narayana Hospital in Sector 24, with Park Hospital on NH-48 being the closest full-service tertiary care facility at roughly 6 km. For routine care, Vatika Town Square houses pharmacies, pathology collection points and general physicians within a five minute drive from most towers.

Daily retail is served by Vatika Town Square 1 and 2, Omaxe Celebration Mall at Sohna Road for a bigger weekend run, and the Ambience Mall near NH-48 for larger shopping. Grocery delivery coverage from Blinkit, Zepto and Instamart is reliable across Sector 82, which was not the case five years ago. Expats are rare because the sector is further from the schools and clubs they typically anchor around. This shapes rental expectations.

Who Should Buy in Sector 82 and Who Should Not

Sector 82 is a buy for an end-user family who works in the NH-48 or Manesar belt, wants a township-managed 3BHK with in-walk retail, and is comfortable with a longer airport run than Golf Course Road offers. It is a buy for an NRI investor who wants a Vatika-grade asset at a lower ticket than DLF 5 or Golf Course Extension and is holding for seven years or more.

It is not the right pick for a buyer whose primary office is in Cyber Hub or DLF Cyber City and who commutes daily by metro, because the metro link is still a gap. It is not optimal for a short-term flip because New Gurgaon supply keeps the resale market efficient and leaves little speculative margin.
