Independent builder floors here are mostly four-storey walkups or four-storey with a small lift, and the quality of construction varies by builder. A 2015 floor by a reputable local developer will feel very different from a 2010 floor by an unknown. Apartment societies are older and amenities are basic by current standards, pools and clubhouses are small or absent. Resale liquidity is strong for ground floors and first floors but slower for third and fourth floors, and the gap in rate per sqft between a ground floor and a top floor can be 25 to 35 percent. A clean Sector 57 purchase comes down to five documents and five walk-throughs. On documents, insist on the chain of title back to the HUDA allotment letter, the conveyance deed, the latest property tax receipt from MCG, the sanctioned building plan from DTCP or MCG (critical for builder floors, many have unauthorised fourth floors or terrace rooms that will not get electricity and water sanction), and the no objection certificate from the plot owner where the builder has sold the floor through a collaboration agreement. On walk-throughs, visit the property at 8 am, at 2 pm, at 7 pm, on a weekday and on a Sunday.
