MCG Property Tax Gurgaon: Pay Online in 2026 (Step by Step)
A step-by-step 2026 guide to paying MCG property tax in Gurgaon, covering Property ID lookup, the early-bird rebate window, penalty slabs and offline collection centres for every property type.
MCG property tax is the annual municipal tax every property owner within Municipal Corporation of Gurugram limits pays to fund civic services. You can pay it online at property.mcg.gov.in using your Property ID. The early-bird rebate window typically closes at the end of July, and anything paid later attracts 1.5% monthly interest, so it pays to clear it in the first quarter of the financial year.
Who actually pays MCG property tax. The tax applies to every residential, commercial, institutional and industrial property inside MCG jurisdiction, whether owner-occupied, rented out or vacant. Agricultural land is excluded, and properties used purely for public religious purposes or by the Haryana Government can apply for exemption. If your property sits anywhere from Old Gurgaon and Civil Lines through DLF Phase 1 to Sector 85 or Southern Peripheral Road, you are liable.
Rates follow a slab structure. Haryana Urban Local Bodies notifies the slabs, and they rise with plot size for residential and with covered area for commercial. Smaller residential plots up to 300 sq yd sit in the lowest slab, 301 to 500 sq yd in the next, and plots above 2000 sq yd pay the top slab. Commercial, institutional and industrial rates are higher and are charged on built-up area, not plot size, while vacant plots carry their own reduced slab. The exact rupee-per-sq-yd figures are updated in the budget notification each April, so check the current year on the portal before computing.
Finding your Property ID. Before anything else, you need the 15-digit Property ID, also written as PID or UID. On property.mcg.gov.in click "Search Property" and filter by owner name, registered mobile number or old property number from a previous receipt. The portal returns matching records with the PID. If nothing comes up, your property may not be in the MCG database yet; raise a self-assessment request on the portal to get a fresh PID generated. Save the number somewhere safe, you will reuse it every year.
Paying online, step by step. Go to property.mcg.gov.in and click "Property Tax Payment". Enter your PID or search by owner name. The portal pulls up the assessed property with the computed tax for the current year. Verify three things on this screen: plot area, construction area and property type. These drive the number, so a wrong classification or stale area will cost you every single year until you fix it. Click "Pay Now", choose net banking, UPI, debit or credit card, complete the transaction, and immediately download the receipt. That receipt is the only proof you have paid, and you will need it for any later objection, resale NOC or home-loan refinance.
Early-bird rebate for 2026-27. Haryana offers an early-bird rebate for taxpayers who clear the full year's dues in the opening months of the financial year. The discount has historically been 10% when paid before the end of July, with a smaller or zero rebate after that. Owners with a clean record and no outstanding dues from previous years get an additional "no-arrears" rebate that stacks on top. Confirm the current year's exact percentage and cutoff on the portal before you pay, because both can be refreshed in the April notification.
Penalty and interest for late payment. After the due date, MCG charges interest at 1.5% per month on the unpaid amount, compounded. Arrears also disqualify you from the no-arrears rebate the following year, so a single year of slippage can cost you two years of discounts. If you are catching up after several years, the portal shows the full outstanding in one view, and MCG occasionally runs one-time settlement schemes that waive a part of the accumulated interest; watch the notifications on mcg.gov.in in February and March.
Objections, corrections and name changes. If the portal shows wrong plot area, an incorrect property type such as residential tagged as commercial, or an outdated owner name, raise an online objection from the same property page. Attach the sale deed, mutation document and a recent utility bill. Name change after sale or inheritance is handled through a separate mutation and name correction request, usually processed in 15 to 30 working days. Self-assessment also lets you update the covered area yourself after construction, which is important for new builder floors where the assessed covered area often lags behind the actual built-up.
Offline payment centres. If you prefer not to pay online, MCG runs collection counters at its main office in Civil Lines and at zonal offices across the city. During the rebate window the corporation also sets up camps in major sectors and condominium associations. Carry a printout of your PID, Aadhaar for identification and either a chequebook or cash. Counter receipts are valid proof; keep them with your sale deed.
Property tax is one of the few ownership costs you can actually control, through the rebate window and by keeping your assessment current. For high-value builder floors and villas on Golf Course Road, DLF Phase 2 or Sohna Road, a quick annual review avoids the slow leak of a miscategorised property or an under-reported area. Clients we represent get a yearly reminder and a verified assessment check during handover, which is a small habit that compounds over a long hold.
