Gurgaon Sector Map: All Sectors Explained With PIN Codes and HD Download
Gurgaon has 115 notified sectors arranged in a four-quadrant system, here is the complete map with PIN codes, DLF phase overlays and the HD download for 2026.
Gurgaon has 115 notified sectors arranged in a four-quadrant pattern that spirals outward from the old city centre to the Dwarka Expressway and Southern Peripheral belt. The sector number is more than a postal label. It tells you the PIN code, the circle rate band set by the Haryana revenue office, whether the plot sits under HSVP or a private licensee, and which master-plan zone you are buying in. This guide maps every sector, pins the key PIN codes, overlays the DLF phases, and clears up the sub-block confusions that cost deals every year.
The numbering starts near the old town centre, roughly around Civil Lines and the Jhajjar Road junction, and moves clockwise through four broad quadrants. Lower numbers 1 to 20 hug the original HUDA grid north and east of NH-48. The 20s and 30s run south through MG Road and the DLF belt. The 40s and 50s cover the Golf Course Road corridor. From 60 onward the numbering sweeps outward through Golf Course Extension, Southern Peripheral Road and finally the Dwarka Expressway sectors in the 90s and 100s.
The headline count is 115, but the number has drifted since the first HUDA notifications in the 1980s. Sectors beyond 102 were added when the Dwarka Expressway corridor was formally licensed in the mid-2000s, and the latest Final Development Plan 2031 extends the grid further toward Pataudi Road. Several sectors are also split into sub-blocks, so a map that shows only the main integers understates the real count. Expect this to keep shifting as HSVP (the renamed HUDA from 2017) notifies new land pools and private developers get fresh licences signed.
The practical dividing line sits around sector 57. Sectors 1 to 57, together known as Old Gurgaon, were built mostly before 2007 under HUDA, with gridded plotted layouts, narrower internal roads, mature trees and 122001 to 122011 PIN codes. These are the sectors where you find independent plots, DLF phase addresses and the older mid-rise condominiums. Sectors 58 to 115, New Gurgaon, were licensed in the post-2007 era to private developers and are dominated by Grade A high-rise condominiums, wider 24-metre sector roads, and newer PIN codes in the 122017, 122051 and 122101 ranges.
A snapshot across the grid: Sector 14 (122001) is Old Gurgaon's showcase of builder floors and HUDA plotted stock, right off MG Road and the Delhi border. Sectors 15 Part 1 and Part 2 (122001) are the adjacent plotted pockets closer to Shivaji Nagar. Sector 22 (122015) sits across the Civil Lines side with A, B and C sub-blocks and a settled resident base. Sector 29 (122002) is the Leisure Valley spine, mostly commercial and institutional with the Kingdom of Dreams and Leisure Valley Park anchors. Sectors 42 and 43 (122009) are the Golf Course Road core, where DLF Phase 5 and the Aralias, Magnolias and Camellias cluster set the city's pricing ceiling for high-rises. Sector 56 (122011) is South City 2, a mix of plotted and mid-rise stock. Sectors 65 to 76 on the Southern Peripheral Road carry the newer condominium supply, and sectors 84 to 90 (122004) are the New Gurgaon high-rise cluster that fronts the Dwarka Expressway.
The DLF phases sit on the sector grid in a specific pattern worth memorising. DLF Phase 1 overlays sector 26, Phase 2 is carved out of the sector 25 land pool and shares boundaries with Sikanderpur, Phase 3 maps onto sector 24, Phase 4 covers parts of sector 28, and Phase 5 is spread across sectors 42 and 43 along Golf Course Road. Important detail: most DLF phase land is HUDA leasehold, not freehold, which affects stamp duty structuring and the paperwork you will see at registration. We cover this in depth on the DLF Phase 2 drill-down inside the gurgaon-maps hub.
For a high-resolution download, HSVP publishes the current notified sector map on hsvphry.org.in, and the Final Development Plan 2031 PDF is hosted by the Town and Country Planning Department of Haryana. Our interactive overlay on the gurgaon-maps hub lets you click any sector for the PIN code, the dominant builders, the metro access and the live inventory. If you only want one offline PDF, use the HSVP sheet, because it carries the official notified boundary that your sale deed and the Haryana sub-registrar will reference at the time of transfer.
Three sector-number confusions trip up buyers consistently. Sector 15 is split into Part 1 and Part 2, which are physically adjacent but separately notified, so a Part 1 plot deed is not interchangeable with a Part 2 one and the internal road layouts differ. Sector 22 has sub-blocks A, B and C that developed in different decades, with 22B carrying newer construction than 22A and a different circle rate. Sector 23 has a similar A / B split where the two blocks sit across the main sector road and feel like separate neighbourhoods despite sharing the integer. Always read the sub-block in the sale deed, not just the sector number on the brochure.
If you are shortlisting a sector to live in or invest in, pair this map with corridor-level reading. The Golf Course Road guide covers sectors 42, 43 and 54. The Sector 84 investment case is on the New Gurgaon page. For plotted buyers, the DLF Phase 1 and Phase 2 pages inside the gurgaon-maps hub carry the leasehold details and the current rate band. For a side-by-side view across the Delhi border belt, the Palam Vihar locality page covers the adjacent plotted stock.
