Vastu Tips for Buying an Apartment: a Room-by-Room Checklist for Gurgaon Buyers

The 10-minute Vastu check to run on every shortlist

Before you worry about facing stars or planetary charts, run a quick walk-through on each flat you are seriously considering. Stand at the main door with a compass app open on your phone, record the direction the door faces (the direction you look at when you step out), then walk the layout noting the direction of each room. In 10 minutes you will know whether the unit is a clear Vastu yes, a workable compromise, or a defect-heavy flat you should drop.

Focus on five things on this first pass: main-door direction, kitchen placement, master-bedroom placement, pooja or prayer corner, and the position of toilets relative to the kitchen and the north-east corner. These five decide 80 percent of the Vastu verdict. Floor number, lift lobby position, and view are secondary.

For Gurgaon high-rises on Golf Course Road, Golf Course Extension Road, and the Dwarka Expressway corridor, remember that the tower's gate direction is not the same as your flat's door direction. A tower that opens east can still have a south-facing door on the 14th floor. Always judge the unit itself. If you are serious about a flat priced above Rs 1.5 Cr, book a one-visit Vastu consultant (typically Rs 5,000 to Rs 25,000 in Gurgaon) before you pay the booking amount, not after.

Main door and facing: what actually matters

The main door is the mukhya dwar and carries the most weight in classical Vastu. North, east, and north-east entries are considered the most auspicious because they draw in morning light and the energy associated with growth. North-west and west doors are workable. South and south-east can be used with care, but a door in the south-west corner is the single most common red flag in Gurgaon flats and worth avoiding when you can.

Facing refers to the direction you look when standing inside the flat and walking out through the main door. A north-facing flat has a door on the north wall. Many Gurgaon buyers confuse facing with the direction the balcony points, which is unrelated to Vastu for the entrance.

Also check that the door opens inward and clockwise, that there is no toilet, staircase, or lift shaft directly in front of the door across the corridor, and that the threshold is not cracked or chipped. A door opening onto a dead end wall within the flat (where you hit a wall two steps in) feels blocked and is treated as a mild defect that can be softened with a mirror or a rangoli pattern on the floor.

Kitchen, bedroom, and pooja placement inside the flat

Once the door passes, step inside and look at where the kitchen sits. The ideal kitchen zone is the south-east corner of the flat because fire (Agni) is associated with that quadrant. North-west is an acceptable second. A kitchen in the north-east corner is a serious defect because that corner is reserved for water and prayer in classical Vastu, and most consultants will flag it immediately. Within the kitchen, the cook should face east while cooking, which usually means the stove is placed on the east-facing wall of the room. In Gurgaon high-rises on Sohna Road and in Sector 56 and Sector 57, most 3BHK stacks place the kitchen on an external wall near the service lift; verify its direction with a compass before shortlisting.

The master bedroom belongs in the south-west corner. This is the heaviest, most grounded part of the flat and suits the senior-most couple. The head of the bed should point south or east while sleeping (your head, not your feet, pointing to those directions). Children's bedrooms work well in the west or north-west. Guest bedrooms are flexible.

For a pooja room or prayer corner, the north-east is the strongest spot. If the flat does not have a dedicated room, a small shelf or alcove in the north-east corner of the living room works. Avoid placing the pooja area under a staircase, inside a bedroom with a toilet attached, or against a wall shared with a toilet. Toilets should sit in the north-west or south-east zones and never in the north-east corner.

Vastu defects to walk away from (and ones you can fix)

Not every defect is fatal. Some issues can be softened cheaply through colour, lighting, mirrors, or by swapping which room is used for what. Others are built into the structural layout of the flat and cannot be fixed without demolition, which no high-rise society in Gurgaon will permit.

Structural defects worth walking away from: toilet in the north-east corner, main door in the south-west corner, kitchen in the north-east, master bedroom in the north-east, a cut (missing area) in the north-east corner of the floor plate, and a staircase or lift shaft running along the north-east wall of your flat.

Fixable issues: a kitchen in the north-west instead of south-east can be rebalanced by cooking facing east and adding warm lighting; a slightly tilted entry can be corrected with a Vastu threshold strip; a mirror on an inside wall can visually extend a cut corner; a missing north-east pooja space can be created with a wall-mounted shelf. The practical rule: if the fix needs breaking a wall or moving a wet area, treat it as structural and move on. If it only needs furniture rearrangement, lighting, or room reassignment, it is cosmetic.

For off-plan projects on the Dwarka Expressway and in New Gurgaon, you can request a layout change from the developer before the slab is cast, but almost no Gurgaon developer accepts internal layout changes once the booking is done. Always finalise the Vastu view before you sign the builder-buyer agreement.

Floor plate, balconies, and the view angle

The shape of the floor plate (the outline of your flat seen from above) matters more than most buyers realise. A perfect square or rectangle is ideal. An L-shape, a cut north-east corner, or an extended south-west corner is a defect. Request the floor-plan drawing from the sales office and inspect the shape before you walk the physical unit. Many Gurgaon towers in Golf Course Road, Golf Course Extension Road, and Dwarka Expressway (NH-248BB) have odd-shaped units because of podium geometry; ask specifically for a standard rectangular unit.

Balconies and open terraces are best in the north and east because they let morning light flood the interior. A large south or south-west balcony is not a defect, but it will heat the flat and should be shaded. The direction a balcony points does not change the flat's facing for Vastu purposes.

The view angle also matters in subtle ways. A flat looking down into a graveyard, a hospital, a sewage treatment plant, or a transmission tower is traditionally considered inauspicious. A view onto open green, a water body, a temple, or a school is considered positive. On the Dwarka Expressway corridor through Sector 76 to Sector 115, several towers overlook the under-construction service land along the Northern Peripheral Road; verify what will come up on that plot with the HRERA Panchkula filing or the local HSVP office before committing to a specific unit on a lower floor.

Gurgaon-specific Vastu considerations by locality

Different parts of Gurgaon offer different Vastu profiles because the MCG master plan grid runs at different angles across sectors. The sector grid in the old city (Sectors 1 to 57) is roughly aligned to the cardinal directions, which means most apartments either face a clean north, south, east, or west. The newer sectors along Dwarka Expressway and the Southern Peripheral Road (SPR) are set at a 30 to 45 degree angle to true north, so many flats end up with intercardinal (NE, NW, SE, SW) facings, which require closer Vastu reading.

Use the table below as a starting filter when you shortlist. For any individual unit, always take an actual compass reading rather than relying on the brochure. Buildings on Golf Course Road and Golf Course Extension Road vary tower by tower; even within the same society, two towers can have very different facing distributions.

How to document Vastu checks before you pay a token

Vastu disputes almost always come up after money has moved and the buyer feels locked in. Avoid that trap by running a short documentation routine at the site visit. Take compass readings standing in each room with your phone held flat, record a slow video walking from the main door through every room (narrate the direction as you enter), photograph the floor plate drawing with the north arrow visible, and note the exact unit number, tower, and floor.

Share that pack with the Vastu consultant or a family member whose judgement you trust before you pay anything. In Gurgaon, most developers accept a token refund within 7 days if cancelled in writing before the booking amount is paid, but once the booking amount hits their account the refund terms harden quickly. Read the application form carefully. Many standard forms treat the booking amount as non-refundable even if you cancel the next day.

If the flat passes the Vastu check, keep the compass readings and the video on file. A year or two later, when you plan the interior fit-out, you will refer back to them when deciding the bed direction, the puja shelf, and the dining-table orientation. If the flat fails on a structural issue, walk away and move to the next shortlist.
