NRI Home Loan in India 2026: Eligibility, Rates and Buying in Gurgaon
How NRIs can borrow in India for a Gurgaon home in 2026, from eligibility and top-bank rates to LTVs, documents, NRE / NRO repayment, tax breaks and PoA.
NRI home loans in India are perfectly workable in 2026 once you know the rules. Every major Indian bank and most housing finance NBFCs lend to NRIs and OCI holders for residential property, with LTVs of 75 to 80 percent, tenures of 15 to 20 years and floating rates in the 8.5 to 9.5 percent band through this year. The paperwork is heavier than a resident file, but the structure is well-established and routinely closed from Dubai, Singapore, London or New York.
Eligibility is driven by age, income stability and country of residence. Most lenders ask for a minimum age of 21 and cap the tenure so it ends by 60 or 65. Income is verified from salary slips, the employment contract and overseas bank statements, and the bank will look for at least a year of continuous employment abroad. GCC, US, UK, Singapore, Australia and most EU countries are standard; a few jurisdictions are restricted or need extra scrutiny, so confirm with the lender before you start a file.
Which Indian banks lend to NRIs - the usual 2026 shortlist includes SBI, HDFC, ICICI, Axis, Bajaj Housing, LIC Housing Finance and Bank of Baroda. Floating rates for salaried NRIs broadly sit between 8.5 and 9.5 percent, with public sector banks at the lower end and NBFCs at the higher end. Fixed-rate options exist for the first few years but reset to floating after. Compare the all-in cost including processing fees of roughly 0.5 to 1 percent, plus legal and valuation charges, rather than chasing the headline rate alone.
Loan-to-value for NRIs is typically 75 to 80 percent of the agreement value, with the balance paid as own contribution plus stamp duty and registration. Tenure runs 15 to 20 years for most lenders, and a few will stretch to 25. A resident Indian co-applicant, usually a parent, spouse or sibling, is often required and almost always helps approval, since it anchors the loan to someone the bank can reach locally. If the co-applicant is also a joint owner, they unlock their own tax deductions on interest and principal when they file in India.
Documents fall into two buckets. Overseas: passport and visa copies, work permit, employer letter and employment contract, the last six months of salary slips and bank statements, overseas tax return (W-2, P-60 or local equivalent) and a credit report. Indian: PAN card, Indian address proof, property documents (allotment letter, builder agreement, title chain) and statements for any existing NRE or NRO account. Overseas documents generally need to be attested at the Indian consulate or notarised and apostilled, so build two to three weeks into your timeline for paperwork alone.
Repayment must be in INR, routed from your NRE, NRO or FCNR account, or by direct inward remittance to the bank's EMI collection account. NRE routing is the cleanest because it preserves full repatriability of the sale proceeds when you eventually exit the property. Prepayment on floating-rate home loans carries no charge for individual borrowers under RBI rules, so clearing lump sums from bonuses or FX windfalls is a very efficient way to shorten tenure. Keep a buffer in your EMI account, because FX swings can lift the effective overseas-currency cost of each INR instalment.
Tax treatment is one of the biggest reasons to use leverage. The Section 24 interest deduction on a self-occupied home is capped at Rs 2 lakh a year. On a let-out property, which most Gurgaon purchases by NRIs effectively are, the entire interest paid is deductible against rental income, with any resulting loss carried forward for up to eight assessment years. Section 80C adds up to Rs 1.5 lakh on principal if you file an Indian return, which an NRI with Indian rental or capital gains income usually does anyway. In practice the interest deduction often erases tax on rental income entirely in the early loan years.
Loan mechanics differ sharply between ready and under-construction stock in Gurgaon. For a ready, OC-received property - say a Camellias, Magnolias or Crest resale - disbursement is straightforward and the full loan releases on registration. For under-construction inventory, disbursement is linked to the builder's demand schedule and you pay pre-EMI (interest only on the amount disbursed) until possession. HRERA registration has been mandatory for new launches since 2017, so always confirm the project's HRERA number before committing, and insist that the sanction letter calls out the construction-linked payment plan.
A Power of Attorney is almost unavoidable if you cannot be in India for the full process. A specific PoA, naming a trusted resident Indian such as a parent, spouse or sibling to sign loan documents, register the sale deed and accept disbursement, is cleaner than a general PoA and preferred by most banks. Execute it at the Indian consulate in your country of residence, then have it adjudicated and stamped in India within three months, either on your next visit or by your PoA holder. Banks publish their own PoA formats, so ask for theirs before drafting.
A joint loan with a resident Indian parent, an OCI buyer picking up a Gurgaon apartment, a GCC-based borrower paid in AED or SAR - all of these are everyday files for Gurgaon lenders in 2026. The practical constraint is almost never eligibility; it is paperwork and timing. If you are weighing a Camellias apartment, a Magnolias unit, a DLF Phase 5 builder floor or a Sector 84 villa, start the loan file at the same time as the property search, and plan on 45 to 60 days from offer letter to disbursement. We are HRERA-registered agents (RC/HARERA/GGM/2548/2143/2024/261) and run the loan paperwork alongside the deal; it is the fastest way to avoid losing a property to a cash buyer while you wait on an overseas sanction.
